A beautiful hotel only a short walk from the Playhouse Theatre and St James Shopping Centre. Room was spacious and luxurious and the facilities (guest lounge, garden etc) were a lovely touch. Special mention to the staff who were engaging and extremely friendly. Would absolutely stay again.

We were welcomed and offered a cup of tea while we waited to gain early access to our room. We were escorted to a very comfortable sitting area to relax after our long hall flight. As soon as our room was available we were escorted to it. This gave us enough time to shower and get ready for our matinee show at the playhouse. All the staff were friendly and helpful. The room was quiet and very comfortable. We look forward visiting no. 11 again in the future.

No air conditioning. Have to walk up three flights of stairs to get to your room. We had the largest suite, but it’s still needed updating. Parking lot was over five minutes away. For $450 a night you can do much better .

An amazing stay in this beautiful boutique hotel! Fabulous accommodation a really large room with a very comfortable bed. Easy and quick check in staff are lovely friendly professional and accommodating. We had an amazing meal in the restaurant and would highly recommend it, it looked as good as it tasted, such a treat.

Everything was fine, we only slept in it. We had to leave early and didn’t have breakfast. We had a drink when we arrived back in around 10. We were the only people there and ended up taking our drink up to the room.

Hotel 11 was wonderful for our night there. I would love to stay longer if I am ever back in Edinburgh. The staff was just lovely. Hotel is beautiful, spotless, and the scent of the hotel, the room. and the linens, was just wonderful. Rarely do hotel linens have a scent, but these do, and the entire hotel did as well. Please note, there is no AC, so if travelling in the warm summer, keep that in mind. No traffic, so even with the windows open, we didn't hear a thing. 5* for sure. Thank you.

Nice place with a very good restaurant. Spacious and charming. We were there during a heat wave and our top floor room was miserably hot. Not their fault, of course. There was no lift and we had a lot of luggage. Housekeeping staff was not especially well trained. Price was rather on the high side, but perhaps that is just the market in Edinburgh. All in all, a nice stay.

Not sure why the good reviews here. Got put in a downstairs room. Was cold and dreary. Walls were so dirty it gave me the ick straight away. The wall paper that tried to brighten up the room was peeling.. No internet or cell service. Asked to get moved to a different room even if we needed to pay. Despite them having availability online, was told they were fully booked. We decided to cut our losses and check out immediately and move into a nice hotel down the street.
