Not a bad stay, but be honest with advert

Expected a room like the one depicted in photos. The room was nice, but small, with no aircon. Paid for parking voucher, but no parking available so paid for NCP parking. The wording of “off-street parking” should be changed, as that is not the case.

I wouldn't call it a hotel. There's no reception and no breakfast - it's more like Airbnb accommodation. The floors have no sound insulation so you can hear the footsteps upstairs.

Close to the beach. Easy check in , tidy room I will mention that the room i booked wasn’t the room that we had but it had the same idea. There is not permit parking at the property as was told that we had to park at the car park at the top of a hill somewhere, was not given instructions on where this car park was. The member of staff told us he was finishing at 5.30om and that we would have to pay him £15 cash for the Permit. This was impossible due to it being 5.10pm as we are not from the area so was told that the parking outside the property was free from 6pm till 9am. That was good but had to end our stay early because we had to leave on time to not have a ticket. The member of staff was nice enough but I would say people skills would be something to work on, and to not shout out the access code for the entry of the rooms so loud as this alarmed us that other tenants could hear and people could have access our room. Amenities was good , but one of the glasses still had lipgloss marks on the glass. There was a gapping hole under the door so a cold breeze was coming from that and it was next to the left had side of the bed so had to put a towel down to stop any breeze from coming into the room. There are no locks for the door just for extra safety and peace of mind but Genuinely good for a weekend stay away if exploring Brighton as very close to the pier but parking was a massive issue.

They have thought about everything: it's clean, got a microwave and kettle, shampoo, bedside lights, even simple to use Wi-Fi code. And of course the position, so close to the sea, is great.

I wouldn't leave booking a room till the last minute ever again, especially during the busiest bank holiday weekend - so this wasn't great value, in the basement with people looking in while walking past, and smelling rather damp. However, the location is very convenient, the room was clean and the staff pleasant and helpful.

Great one night stay.

Here for one night on business. I booked the superior room as it was only £3 more than a double and was well worth it, except for climbing 6 flights of stairs. It gave me some great exercise. Only thing is it was quite dusty in some areas and I think there’s a tiny spider trapped inside the TV.

Excellent value for money , room was large, large comfy bed with TV and sofa. Mini kitchen with kettle,sink,hob,microwave and fridge. En suite bath with shower. Towels provided.I only booked for the one night but would have happily stayed a week. Yes there was the odd hair and a bit of dust in places but on the whole it was clean. Its a bit dated but wouldn't expect anything less being an old building. I'd definitely be booking again.

Arrived early but was allowed to check in. Bought a parking permit from the hotel £15 for 24 hours. Staff helpful. Room was tired, a bit grubby. Carpet was dirty, stained, old. Didn't want to take my shoes off! Very dusty around skirting boards. Bathroom and bedding was very clean. Good location, opposite the pier.

Warming run

Absolutely awful…the room was small which was ok, the bathroom was shocking as we discovered a plume of pubic hair in shower sinkhole. The cooker didn’t work which we found out after buying some shopping.The iron was unsafe as plug cover came off exposing wires. Very dissatisfied and disappointed.would not recommend staying here unless you want to experience what is like to live in a hostel for homeless.

We booked a “deluxe” double and the room was far from deluxe, it was filthy, stains on cushions, the shower was grim with hair and filth around it, the locks on the windows were broken off and we were in a ground floor room next to the street so felt really unsafe. There didn’t seem to be any staff at the property as we had been given an access code and no answer when we tried to call the contact number. The bed was so uncomfortable, rock hard and horrible flat pillows. Really disappointed with this place as the photos looked so nice!

The property didn't email us the pass code to get into the property. Despite emails and multiple ignored phones calls we didn't receive this information until 3 hours after check in time. The weather was sideways rain by the sea and we just had to wait outside the property until other guests came and helped us to contact the staff. This delayed our plans for the short stay. The property was surface level clean, a few hairs and dusty sweets on the carpet. Bedding was scratchy and a bit stained. The noise of other rooms was a bit annoying. Facilities were decent, everything you need for a night or two and the location was good.

The worst hotel in Brighton!!!

There was front desk with no one to get assistance. If you wanted help you needed to message property owner on hotls.com app. For example, when i got locked out of room i had to this. On part two of stay at ny hotel i was locked out of front doir key code and room i had to speak to the owner on a staff that happened to be there where a new number given to me and a physical to access room. The bedding was not changed once over my 6 night stay and had to empty bins regularly. Apart from the last day new towels and bin changed but i feelbthis should of been every 2 days. In the notice it was told to empty bins and email when leaving the property but i did not trust using my email address because of the bad and awful experience at the hotel. Be very careful when booking because thr reviews were exceptional thst is why i booked this hotel. After the second night out of 6 nights all i wanted to is go home and hotel spoiled and ruined by trip to Brighton
